What is Hard Money Lending?

A hard money loan is a short term form of financing that helps real estate investors bridge the gap between acquisition of a property and long term financing of that property. The loaned funds are backed by the value of the real estate against which it is secured. When you co-lend with us, your funds are placed into a loan right alongside our own.

When you co-lend with Revive Capital Partners, you’re placing your funds into real estate mortgages that have been rigorously examined by our team of professionals to ensure each applicant fits our exacting standards and are suitable borrowers. Nothing is overlooked during our thorough screening process.


We work hard to secure the best rates and terms for our co-lenders and their pool of funds. With a Loan-to-Value ratio at a maximum 65% to 70%, depending on the loan program, based on after repair value (ARV), you can enjoy peace of mind knowing there's an additional 30% to 35% in equity as protection against unexpected events.


If repair funding is included as part of the project, we'll securely hold it until the borrower fulfills all requirements needed to receive the funds. Much like a traditional bank, we have a specified process for construction draws which includes inspections of the work, formal draw requests, and not funding draws until the work has actually been completed.


Unlike other lending companies, or loans you may go out and find on your own - no matter how we structure the loan with the borrower - you receive a monthly interest payment on the funds you have placed with us.
